A home loan is, for most families, the single largest financial commitment they will take on. Eligibility is where many applications stumble. Lenders look at your income, your existing obligations, your credit score, and the ratio of your EMIs to your income (often called FOIR). A score above 700 generally unlocks the best rates, but the right preparation - clearing small dues, avoiding fresh credit pulls - can meaningfully strengthen a borderline file before you apply.
The biggest lever, though, is comparison. The difference between a competitive rate and an average one might look like a fraction of a percent, but across a twenty-year tenure that small gap can add up to a substantial amount, depending on your loan size.
